Tranquility at Griffin (Griffin, GA)

Tranquility at Griffin is a 120-unit project located in Griffin, Spalding County, GA which falls in the Atlanta-Sandy Springs-Roswell, GA MSA.  The project is a recipient of 4% LIHTC credits.  All 120 units will be rented to households whose income does not exceed 60% of the area median income.

The Crossings at Conyers (Conyers, GA)

The Crossings at Conyers is a LIHTC elderly new construction apartment development located in the eastern portion of Conyers, outside the city limits. The development comprises 1 three-story residential building with an elevator and includes community space and a manager’s office within the residential building. The development is targeted to age 55+ at 60% or below of area median income (AMI).

Harmony at Covington (Covington, GA)

Harmony at Covington is a Tax Exempt Bond/LIHTC elderly new construction apartment development located approximately 2 miles south of Downtown Covington.  The development comprises 122 units with 20 one-bedrooms and 102 two-bedrooms targeted to age 55+ at 60% or below of area median income (AMI).

Tranquility at Hope School (Marianna, FL)

In 2018 the Florida Panhandle was devastated by Hurricane Michael, the fourth strongest hurricane to make landfall in the U.S.  In 2019, Florida Housing requested applications for HOME Investment Partnership Program funding from developers who were committed to rebuilding housing in the counties most impacted by the hurricane.  Timshel Development Group and East Lake Community Development were awarded HOME funding and were extremely excited to develop Tranquility at Hope School, a beautiful apartment community in Marianna, FL just south of I-10.  The community has two residential buildings with a total of 30 three bedroom, two bath units and also has many desirable features for families, including: a splash pad, picnic pavilion, playground and a community building with a business center, fitness center, and various resident services.  The entire community is ICC 700 National Green Building Standard Certified and has energy-star appliances, windows, ceiling fans and light fixtures.

The Village at Stone Mountain is a 118 unit new construction affordable senior housing development located in Stone Mountain, GA.  The development consists of one and two bedroom apartment units and targets tenants age 55+ at 60% of area median income. The proposed new construction development project design comprises 1 four-story residential building with elevator access. The development design includes community space and a manager’s office within the residential building.

Completion Scheduled for Q4 2023 – The Union at Stonecrest (Stonecrest, GA)

Stonecrest, GA – The Union at Stonecrest is a 122 unit senior apartment complex located in the City of Stonecrest (DeKalb County), Georgia. The development will consist of 1 four story resident building comprised of 20 one bedroom units and 102 two bedroom units.  The development is designed to have many features, services and amenities suitable for senior households. The units will be equipped with energy star refrigerators, dishwashers, stoves, microwaves and ovens. 100% of the units shall be accessible and adaptable, as defined by the Fair Housing Act of 1988. The building will include a community room, computer center, on-site laundry, exercise room and a covered drop-off/pick-up area. There will also be a covered picnic area with grills. The development will have rents that are structured to be affordable for households at or below 60% of the average median income. The Wolgast Corporation will be the General Contractor of this development.

Completion Scheduled for Q4 2023 – Juanita H. Gardner Village (Atlanta, GA)

Atlanta, GA – Juanita H. Gardner Village will be a 108 unit senior  apartment complex located in West Atlanta, just outside of Interstate 285, and is scheduled to be completed in Q4 2023. The development is designed to have many features, services and amenities suitable for senior households. The units will be equipped with energy star refrigerators and dishwashers, stoves, microwave ovens and a powder-based stove top fire suppression canister installed above the range cook-top. 100% of the units will be accessible and adaptable, as defined by the Fair Housing Act of 1988. Amenities will include a community room, computer center, on-site laundry, an exercise room and a covered drop-off/pick-up area. There will also be a covered picnic area with grills.
